Title: Metropolitan Restructuring and Property Value Surface Dynamics: a case study of Shanghai
Abstract:
[Backgroud+origin] Rapid urban growth in Shanghai, as spearheaded by China's economic transition, [First subject: restructuring] has brought profound changes in the organization of land use and the reconfiguration of transportation systems. [Second subject: property value] These changes have inevitably reshaped the magnitude of property values in the various locations within the city. [Purpose:1.present the second subject, 2.relate these two subjects] The purpose of this paper is to explore the dynamics of property value surface of Shanghai and to assess the impact of urban spatial restructuring on property value dynamics. [Data source] Data are collected form primary and secondary sources, covering a ten years period from 1992 to 2001. [Methodology] By using GIS and statistical analysis tools, Shanghai's property value surfaces are constructed in a visual form with quantitative assessment of the discernible patterns. A regression analysis is conducted in order to ascertain the influences of land use changes and infrastructre improvement on property value distributions. [Resulting or possible contribution] Findings of the paper contribute to the understanding of Pacific-Asian urban development, especially to the issues in planning, management and valuation of large transitional metropolis.
