COMMUNITY BEACH

Beach dedicated for the semi-exclusive use of a definite subdivision. Property owners in the subdivision may use the beach, but others are excluded. This riparian right should be properly defined on the deed of each lot. The actual ownership of the community beach may be vested in an association or each separate lot owner may be vested with a riparian interest.
